A home can look move-in ready, pass a visual inspection with only routine repair items, and still have an indoor air concern that deserves attention. When radon results changed a purchase decision, the issue was rarely the number alone. It was usually the buyer’s uncertainty about what the result meant, whether the home could be fixed, and who would take responsibility before closing.
Radon testing gives buyers useful information at exactly the right time: before they own the problem. A higher-than-recommended result does not automatically mean a buyer should walk away from an otherwise suitable property. It does mean the conversation should become more specific, documented, and practical.
Why Radon Results Can Change a Purchase Decision
Radon is a naturally occurring radioactive gas that comes from the breakdown of uranium in soil and rock. It can enter a home through openings in the foundation, sump pits, floor cracks, utility penetrations, and other pathways where the structure contacts the ground. Because it is colorless and odorless, people cannot identify it by sight or smell.
The U.S. Environmental Protection Agency recommends action when radon levels are at or above 4.0 picocuries per liter, commonly written as pCi/L. Lower readings are generally better, but no level of radon exposure is considered completely risk-free. A result near or above the action level gives a buyer a legitimate reason to pause and understand the property’s conditions before moving forward.
In the Chicago area, radon is not limited to one neighborhood, one type of foundation, or older homes. Conditions can vary significantly from one house to the next, even among homes on the same block. Soil conditions, foundation design, drainage, construction details, and how the home is operated all affect how radon enters and accumulates indoors.
The practical question is not simply, “Does this house have radon?” Nearly every home can have some radon. The better question is, “What did this test measure, and what is the reasonable path to reduce the level?”
Understanding the Result Before Making a Major Decision
A short-term real estate radon test typically measures radon over at least 48 hours under controlled, closed-house conditions. Those conditions matter. Open windows, unusual ventilation, equipment disruptions, or improper device placement can affect the reliability of the result.
A qualified testing professional should explain the testing method, the duration, where the device was placed, and whether the test conditions were appropriate. Buyers should also receive a clear report that records the result and provides enough detail for their real estate and mitigation discussions.
A result below 4.0 pCi/L may not require a mitigation request, although it is still useful information for future home maintenance. A reading at or above 4.0 pCi/L generally supports further action. Very high results may create greater urgency, but they still do not automatically make a house unpurchasable.
Radon levels naturally change over time. Weather, heating and cooling use, barometric pressure, seasonal conditions, and how the home is sealed can influence a reading. That variation is one reason buyers should avoid treating a single test as a prediction of every future day in the home. It is, however, a valid measurement of conditions during the testing period and an appropriate basis for addressing elevated radon before closing.
A High Number Is Not the Same as an Unfixable House
Many buyers hear “high radon” and immediately picture a major foundation failure or an expensive, open-ended repair. In most cases, that is not what the result means. Radon mitigation is a well-established process, commonly involving a system that draws soil gases from beneath the home and vents them safely above the roofline.
The exact design depends on the home. A property with a slab foundation, crawlspace, sump system, finished basement, or multiple foundation sections may require different approaches. A mitigation professional should evaluate the structure and provide a system design appropriate for the specific home.
Costs and system complexity vary, so buyers should not assume every installation will be identical. Still, mitigation is often more manageable than many other inspection concerns, such as significant structural movement, major sewer repairs, or a failing roof. The key is obtaining a clear scope of work and confirming that the issue will be addressed by a qualified professional.
What Buyers Can Request During the Transaction
When radon results are elevated, buyers have several reasonable options. The right approach depends on the market, the contract, the test result, and the buyer’s comfort level with taking on the work after closing.
A buyer may ask the seller to have a radon mitigation system installed before closing. This is often the clearest option because it places the work and initial verification in the hands of the current owner. The request should specify that installation be performed by a qualified mitigation professional and that a follow-up radon test be completed after the system is operating.
In some transactions, a seller may offer a credit instead. A credit can work when the buyer prefers to choose the mitigation contractor or when timing makes pre-closing installation difficult. The trade-off is that the buyer becomes responsible for arranging the work after closing, and the final cost could differ from the original estimate.
A buyer may also negotiate a price adjustment or, depending on the contract and inspection contingency, decide not to proceed. Walking away is more likely when elevated radon is one concern among several substantial findings, when a seller refuses a reasonable solution, or when the buyer is already uncertain about the property.
The goal is not to turn a radon report into a confrontation. It is to make an informed decision based on health considerations, repair responsibility, and a realistic understanding of the home’s condition.
Why Post-Mitigation Testing Matters
Installing a mitigation system is not the end of the process. A system should be tested after installation to confirm that it is reducing radon levels effectively. The mitigation contractor may provide this test, or the buyer may prefer independent verification.
Buyers should keep the mitigation documentation, warranty information, system details, and post-installation test result with the home’s records. These documents can be valuable later, particularly if the property is sold or if changes are made to the basement, foundation, HVAC system, or ventilation.
A mitigation system also needs basic attention over time. Many systems include a pressure indicator that shows whether the fan is operating. A homeowner should understand what normal operation looks like and contact a qualified professional if the indicator shows a problem, the fan becomes noisy, or the system is altered during remodeling.
When a Retest May Be Worth Considering
A buyer may consider a retest when there is a credible reason to question the original result. For example, the test may have been disrupted, closed-house conditions may not have been maintained, or the result may fall close to the action level and both parties want additional data.
A retest should not be used simply to search for a lower number. If the initial test was properly conducted and measured 4.0 pCi/L or higher, it is reasonable to treat that result seriously. Delays can also complicate the transaction, especially when inspection deadlines are approaching.
Long-term testing can provide a broader picture of radon conditions, but it may not fit a typical purchase timeline. In many real estate transactions, a properly conducted short-term test provides the information needed to negotiate a practical solution.
How Radon Fits Into a Complete Home Inspection Strategy
Radon testing is most useful when viewed alongside the rest of the home inspection. Foundation conditions, moisture management, sump pump performance, basement finishing, crawlspace ventilation, and HVAC operation can all help a buyer understand how the house functions as a system.
For example, a basement that shows signs of moisture intrusion may need attention for reasons beyond radon. Improving drainage or sealing obvious openings may be worthwhile, but these measures should not be presented as a substitute for a properly designed mitigation system when radon levels are elevated.
Attentive Home Inspection approaches radon testing as part of a larger commitment to clear, practical home education. Buyers deserve more than a result on a report. They need to understand what the number means, what questions to ask next, and how the finding may affect their purchase decision.
A radon result should not create panic, but it should prompt a thoughtful response. When the path to mitigation is clear, the work is documented, and follow-up testing confirms performance, many buyers can move forward with greater confidence in both the home and the decision they are making.
