How much does a home inspection cost in Chicago?

Attentive Home Inspection publishes pricing upfront based on property type and size. For properties up to 2,000 square feet, current base pricing starts at $400 for condominiums and townhouses, $500 for single-family homes and duplexes, $600 for triplexes, and $700 for four-unit buildings. For properties over 2,000 square feet, add $50 for each additional 500 square feet. Radon testing, mold inspections, and inspection packages are also available. A home inspection evaluates the property's major visible and accessible systems and components, including the structure, roof, exterior, electrical system, plumbing, HVAC, insulation, interior, basement, attic, crawl spaces, and other accessible areas. Every Attentive Home Inspection also includes infrared thermal imaging at no additional charge to help identify temperature differences that may indicate moisture, electrical hot spots, missing insulation, or other concerns.

The inspection evaluates the visible and accessible systems and components associated with the property, including electrical, plumbing, HVAC, windows, doors, interior conditions, appliances when applicable, and signs of moisture or other defects.

Yes. We inspect duplexes, triplexes, and residential buildings with up to four units. Multi-unit properties often require additional inspection time because multiple living units, electrical systems, plumbing fixtures, heating equipment, and other accessible components may need to be evaluated.

Yes. Attentive Home Inspection offers professional radon testing as either a standalone service or with a home inspection. Current pricing is $225 for standalone radon testing, $199 with a home inspection, and $50 for an additional monitor when required. Radon cannot be seen, smelled, or tasted, so testing is the only way to determine the radon level in a property.

Yes. Attentive Home Inspection provides moisture intrusion and mold inspection services in Chicago and the surrounding suburbs. A mold assessment may be appropriate when there are musty odors, visible discoloration, previous water damage, plumbing leaks, elevated humidity, or suspected hidden moisture. Billy Cales is IAC2 certified for mold testing, and available services include air sampling and laboratory analysis when appropriate.
