Electrical inspection commonly includes the service panel, visible wiring, representative outlets, switches, grounding, and protective devices such as GFCI outlets where applicable. Older homes may contain a mix of original and updated wiring, which makes careful review especially useful.
Plumbing inspection includes visible supply and drain lines, fixtures, water-heating equipment, and signs of leakage or corrosion. In a multi-unit property, parts of the plumbing system may be shared or inaccessible. That does not eliminate the need for inspection. It means the buyer should understand what was visible, what is governed by the association, and whether additional records or specialist evaluation are appropriate.
Heating and cooling equipment are checked for normal operation when conditions permit. Furnace age, filter condition, visible venting, condensate drainage, and apparent maintenance needs can help a buyer plan ahead. Air conditioning systems may not be operated in cold weather because doing so can damage equipment, so seasonal limitations should be documented.
Radon, Mold, and Hidden Moisture Concerns
A standard home inspection is essential, but some risks require additional testing or diagnostic tools. Radon, for example, is a naturally occurring radioactive gas that cannot be seen or smelled. It can enter through foundations and other openings in contact with the soil. Any home can have elevated radon levels, regardless of age, style, or neighborhood.

If results are elevated, mitigation is a well-established solution. Ask when you will receive the report and whether it includes clear photos, descriptions, and recommended next steps.

Using the Report Without Overreacting

The purpose of the report is not to make a home appear perfect or imperfect. It is to help you separate ordinary upkeep from meaningful repair or safety issues.

For example, visible foundation cracking may warrant a structural contractor’s opinion, while an aging furnace may call for an HVAC technician to assess condition, operation, and repair options.

It offers time to address straightforward repairs, gather maintenance records, and reduce the chance of surprises after a buyer’s inspection. For homeowners, an inspection can serve as a maintenance roadmap, especially before a renovation, after a major storm, or when unexplained moisture or energy concerns arise.
